Hi, I’m Sukhi, the founder and mortgage adviser behind Kiwi Lending.

I started Kiwi Lending because I believe people deserve more than a loan application and an interest-rate comparison.

A home loan is often connected to one of the biggest decisions a person or family will make. It may be the first home you have worked years to buy, a better future for your children, relief from financial pressure or the opportunity to take your next step.

But the lending process can quickly become confusing. Different lenders may assess the same situation differently, and small details in your income, deposit, account conduct or loan structure can affect the result.

Not at all. Depending on your circumstances, suitable options may be available through major banks, smaller banks, non-bank lenders and specialist lenders.

Different lenders assess income, deposits, account conduct and existing debts differently. A mortgage adviser can compare available options and help identify lenders and loan structures that may suit your goals.

The documents required will depend on your employment and financial situation. Common requirements include photo identification, recent payslips, at least three months of bank statements, details of existing debts and credit limits, evidence of your deposit, KiwiSaver statements where relevant, and a sale and purchase agreement where relevant.

Self-employed applicants may also need to provide business financial statements, tax returns, management accounts and business bank statements. Providing complete and clearly organised documents can help reduce delays during the lender’s assessment. 

Making additional repayments can reduce the total interest you pay and shorten your mortgage term.

Other options may include increasing your regular repayments, making lump-sum payments, using an offset account, using a revolving-credit facility carefully, keeping repayments unchanged when interest rates reduce and reviewing your mortgage structure regularly.

The right approach will depend on your cash flow, financial goals and loan terms. Some fixed loans may have limits or fees for additional repayments.

Not always. Homeowners may be able to use available equity in an existing property instead of providing the full deposit in cash.

The amount of usable equity will depend on the value of your existing property, the current mortgage balance, loan-to-value ratio requirements, your income and overall servicing position, and the lender’s credit criteria.

Using equity increases your total borrowing and may place more than one property at risk. It is important to understand the structure and repayment commitments before proceeding.

It may be possible to obtain lending for a New Zealand property while living overseas.

Lenders assess overseas income, tax obligations, residency status and foreign currency differently. Additional documents may be required, and some lenders may apply restrictions or reduced borrowing limits.
